How To Make Your Home Sell Faster

When thinking of selling your home there are things that you need to take into consideration and areas you may need to improve to get the best price for your property. Whether you sell your property online, with an estate agent or through property auctions, your home needs to be in the best condition to get the top price.

Maintenance

It may sound simple but make sure your house is in a good state of repair. Fix that broken garden gate, get that boiler serviced, repair those cracked tiles and paste any falling wallpaper. Little things that this really do matter. 

Presentation

Make sure your home is sparkling and clean. Clean the grouting in the bathroom, mop, vacuum and wax the floors, high and low dust. Open the windows to get fresh air into the house. Buying new towels and soft furnishing that coordinate, and adding fresh flowers in the living room can be simple touches that update the feel of the home making it fresh and inviting. 

Declutter

If you are a hoarder consider getting rid of some of your clutter and/or packing away some of your personal effects until after you sell your home. Buy some storage containers to hide some of your belongings such as the kids' toys until after the viewing.

Limiting clutter will make the home look bigger. Potential owners need to be able to visualise what the property would look like if they were living there.

Curb Appeal

First impressions do count, we hear this said time and time again and it is especially true when selling your home. If the wood is peeling on your door, give it a coat of paint, remove any dead flowers from the garden and if you have a front lawn, mow it. Consider adding pot plants or hanging baskets to the front of the property to get that curb appeal.

Update The Kitchen

The kitchen is at the heart of the home. If your kitchen is in desperate need of updating consider investing in a new kitchen, Ikea and B and Q have some lovely kitchens that won't break the bank or if money is a consideration you could replace the kitchen doors and small appliances for a fraction of the cost.

Renovate The Bathroom

Make the bathroom as appealing as possible to as many people as possible. Hide away your toiletries, buy a new cabinet or two and some new fresh towels. You may love your bright tiles but consider buying tile paint to make them neutral as your taste may not be to everybody's taste. If your bathroom is really old and you are having difficulty in selling your home, a small investment in a new bathroom could mean you get the asking price for your home - it's worth considering.
