How To Save Money On Your House Move

Selling a house can be an expensive business. Costs include estate agents fees, conveyancing fees, energy performance certificates and removal fees and that's without having to buy new curtains, furniture, and furnishings for the new house.

It costs a lot to move to your perfect home

When I was looking to move a few years ago, I was shocked at how much the costs were. Anything to save money is fine by me!

Netanagent is a free online way to compare all estate agents in your area. This has many benefits to you, the consumer such as:-

Saving you time and money
Bespoke quotes tailored to your property
No need to negotiate over fees
Comparing quotes side by side



It's simple to do - add your contact details, then your basic property details - and just click on 'Get Quotes'. All the details are saved and not shared with the estate agents so you won't get cold called by them. You also get the information sent to you via email.

Below is a list of some of the estate agents that were matched to my property, eleven different ones. The fees varied greatly from 1.8% including VAT to 0.6% including VAT. There are also some that charge a flat fee for the service. This may save you money if you have an expensive property.

It also shows you what you would get for that cost and if you are tied into a contract. The cheapest for my property, a company called House Tree are an online estate agent, but if you wanted to go with a 'bricks and mortar' estate agent with a traditional high street shop setting then you can do that too.




The services each company offer are detailed. Some of the more expensive estate agents also advertise the property in the local press and this is something to consider for extra exposure to your property. I like the fact that many use video to help sell your property too.

The green 'Request Valuation' button sends the information to the estate agent. You can ask for up to three valuations from the companies on this site. Once you have the valuations, just log in and accept which agent you would like to market your property with. It really is that simple.

If you think when you are saving 0.1% on the fee price with an estate agent and you're selling your property for 300k, you're saving £300, that really is a lot of money and you can see considerable savings can be made. It's also about understanding what you get for your fee. You may want to go with a more expensive estate agent because they will give you a video, or advertise your property in the local press.

I've found Netanagent a very useful website to compare estate agents, and I will certainly be giving it a go when I move next time. I honestly cannot see any pitfalls in using this site and it can certainly save you money and help find the best estate agent for you.

How To Get Your Home Ready For A House Sale

When it comes to selling your home, there is one word that strikes no truer than, preparation. Yes, preparation is key when selling your home because you won’t be dealing with the unexpected, in fact, if you’re that well prepared, nothing is unexpected and you will drift through your house sale like a breeze.

Of course, today, we all live chaotic lives and this can mean that getting prepared can be extremely time consuming and overlooked when it comes to preparing for a house sale. Recently, a study that was conducted to nearly 2,000 homebuyers supported what has been widely thought true for a long time, a house that doesn’t look like it will fit the bill won’t sell!

So what actually puts people off? According to the study that was carried out by Barclay’s mortgages, things such as; avocado bathrooms, woodchip walls and flocked wallpaper were just some of the biggest turnoffs; whilst other, larger exterior reasons such as stone cladding and pebble dash have been known to cause buyers to consider their choices in a house purchase.

Lighten up your furnishings

One of the simplest, yet most effective things you could do to improve your interior is actually creating the effect of space in your home. One of the ways to do this is to perform some good DIY work and try and neutralise the more “bolder” colours and furnishings in the house.

From neutral paint colours to updating your bathroom set, these can be quite time consuming if you don’t organise the workflow properly so, make sure that whatever work you undertake is manageable. If you can’t manage it yourself, then call in some of those favours with friends and family or hire a professional (but this can cost a bit, so remember that if it happens).

Did you know that potential buyers are nearly 3x less likely to purchase your home if they feel they can’t see themselves living in that space. One of the biggest pet peeves of potential buyers is seeing personal items such as photos and trinkets lying around the home.

A big tip here is to start boxing together some of the more personal and precious items and clearly label them so that they are to hand to when you need to move them into your new home.

Spring clean or even, car boot sale! 

Well, a good old spring clean can be handy in situations precisely like this. Remember, you are moving into a new home and you want to sell your home; gathering together items which you no longer need, use or even like isn’t a bad idea. You can donate them or even sell at a good old car boot sale to finance some of the things you need at your new home.

Our top tip here; don’t be over emotional with belongings here we use the three month rule quite regularly. “Has it been used in the last 3 months?” if the answer is no, then off it goes. If the answer is yes, we’ll ask “do you really need it?” the same applies as before.
